French rental prices are poorly observed beyond the borders of local rental observatories, especially in rural areas. The objective of this research project is to rely on data collected by the network of local rental observatories and rental websites in order to estimate “rent indicators” for the entire metropolitan area, with the aim of improving knowledge of the private rental market for tenants and landlords, as well as public authorities for the design of housing policies (opportunity to build intermediate housing, setting ceilings for rental investment assistance, rent control, etc.). The methodology is based on the estimation of spatio-temporal hedonic models aimed at identifying rent levels. The territory will then be divided into strata based on spatial clustering methods and on the basis of the hedonic model estimates, we will predict the rent indicators for each stratum.
